I received the best birthday present ever this year because we closed on our very first fixer upper home! Don’t get me wrong, our current home has had it’s fair share of fixing up, but this new house the cake. It needs help from top-to-bottom and we’re going to finish it all before our baby arrives! Are we crazy? A little. 🙂

This home is a one bathroom, two bedroom (soon-to-be three) ranch in a desired area of Western New York. The biggest opportunities for the glow up are in the mudroom, kitchen, bathroom, third bedroom transformation, the exterior and the entire yard. We’re affectionately calling the house “the swan house” and you’ll see why soon.

Throughout the next couple of months we’re going to be taking you on a journey as we give this old house new life. We’re going to need help making LOTS of decisions – big and small – and we hope you’ll join us along the way. Without further adieu, here are some photos and plans for the house!

Kitchen

The kitchen needs help. This is probably the room we’re going to be spending the most time and money in to make it shine. For starters, we’re painting the cabinets and we’ll be attaching new knobs. The floors and the countertops are getting replaced, too. We also plan to upgrade the appliances (minus the dishwasher) for both function and coordination purposes.

Living Room

The family room is the one room in the house that doesn’t really need much help. The carpet is new and the wall color is actually quite nice. We’re going to remove the muntins from the windows because they create odd shadows on the floor when the sun shines in and without them, it will make everything feel and look bigger.

Third Bedroom

Right now this room is open for an office or a formal dining room, but what this house really needs is a third bedroom. We plan to frame off this wall and add a door to create the extra bedroom. I’m leaning towards keeping these cute little bookshelves and creating a middle entry doorway.

Bathroom

For obvious reasons, this is is the room that gave us inspiration to call it “the swan house.” Do you love or hate the swans? It’s a toss up!

Pretty much every item you see in the bathroom is going buh-bye and we’re starting over from scratch. Check out the plans you all helped voted on via Instagram!

Exterior

The exterior is going to be the “wow” moment for this house. We’re saying “out” with all the old bushes and “in” with the new siding! New landscaping, fixtures and lots of power washing are going to make this baby shine when she’s all done.
